Osprey Homes is a semi-custom home builder based in Meridian, Idaho. We build single-level and two-story homes in the Treasure Valley, currently in the Pinnacle community in South Meridian. The company is owned and led by President McKay Turnbull, with Vice President Justin Valdez overseeing construction and purchasing. We broke ground on our first home in October 2025 and welcomed our first homeowners in July 2026.

We build in Meridian, Idaho, with homes in Pinnacle, a master-planned community in South Meridian. Our lots come through Brighton Corporation, one of the Treasure Valley’s established land developers. We also build on your own lot anywhere in the Treasure Valley.

Our homes are generally priced from the low $700,000s to around $1,000,000 depending on the plan, lot, and selections. Current pricing for each available home is listed on our Available Homes page.

We currently build three plans: The Clearvue (2,390 sq ft single level, 3 bed, 2.5 bath), The Bell (2,885 sq ft two-story, 4 bed, 3 bath, with a loft), and The Bannock (3,200 sq ft two-story, 4 bed, 3.5 bath, with a main-level primary suite and bonus room). All three include a three-car garage.

You start from one of our proven floor plans and make it yours: non-structural changes to the plan, plus your own selections for exterior materials and colors, cabinets, countertops, flooring, paint, tile, fixtures and lighting. The structure stays as designed, which is what keeps the schedule and the price predictable.

Non-structural changes, yes, and every finish selection is yours to make. We do not make structural changes to our plans on our community lots. If you want a different layout, we can design a custom plan for a lot you own.

About six months from excavation to closing; our first homes took 193 to 194 days. Move-in ready and under-construction homes show their expected completion on each listing.

Every Osprey home includes Thermador appliances, Greyloch custom cabinetry, quartz countertops, full fencing, and full landscaping. All three of our plans include a three-car garage.

A 1-2-3 warranty. One year on workmanship and materials: roofing, siding and trim, drywall, cabinets and countertops, doors and windows, flooring, concrete flatwork, gutters, the garage door, and builder-installed appliances. Two years on the electrical, plumbing and mechanical distribution systems, meaning the wiring, supply lines and ductwork behind the walls. Three years on designated load-bearing structural elements: foundation, load-bearing walls, beams and headers, columns, and roof framing. Reserving takes non-refundable earnest money: 5% of the price for a home we build for you, and 1% for a spec home that is already under construction or complete. Financing pre-approval is required at signing. Our sales partner Jameson Shaw of Aspire Realty Group can show available homes by appointment.

Fulcrum Home Loans is our preferred lender, and we can recommend other lenders if you want to shop rates. Pre-approval is required when you sign.

Yes. Agents schedule showings through our listing agent’s lockbox system (Jameson Shaw, Aspire Realty Group) and provide their buyer’s information when they book the first visit.

You get a weekly email update, plus three site visits: a pre-drywall walkthrough with your construction manager, a New Homeowner Orientation in the finished home, and closing, where the keys are yours. Our Building Process page walks through each step.
